An operating company · Est. 2009
We build the businesses we believe in. End to end.
Open Core Holdings is a privately held operating company based in Miami. We build, run, and own across real estate, construction, utilities, marinas, technology, and AI — the kind of work that requires its own dredge, its own concrete plant, and its own decade-long patience.
Approach
How we work.
We don't manage a fund. We don't run a roll-up. We are a small team that helps a small group of businesses do their best work for a long time.
-
01
Operators first
Every business we touch is run by someone with real skin in the game. We back the operator, not the deck.
-
02
Long time horizons
We are not a fund. There is no clock. Our default holding period is forever and our second choice is a decade.
-
03
Shared infrastructure
Finance, hiring, legal, story, and systems live at the holding level so each business stays lean and focused on its customer.
-
04
Quiet by default
We don't talk much in public. The work shows up in the businesses themselves and in the people who run them.
Where we work
Nine industries. One operating book.
We deliberately don't list the businesses themselves. What follows is the work — vertically integrated, family-rooted, and built to outlast a market cycle.

What we run
We own the floor.
Most holding companies stop at the cap table. We pour the concrete, generate the power, and run the marina ourselves.
- 01
We dredge our own waterfronts.
- 02
We pour our own concrete and mold our own blocks.
- 03
We build under our own general contractor's license.
- 04
We power our own developments with a privately owned electrical plant.
- 05
We treat our own water at a privately owned plant.
- 06
We dock at our own destination-scale marina.
- 07
We broker through our own licensed brokerage.
- 08
We've built hundreds of residential units.
- 09
We've transacted many thousands more.
- 10
We've moved hundreds of millions in real estate.
- 11
We hold a long-hold rental portfolio and strategic land across the U.S. and Caribbean.
- 12
We operate across nine industries, side by side.
- 13
We do all of it with eight-figure operating revenue, annually.
About
A small team. A long memory.
Open Core Holdings was founded in 2009 by Alejandro Capo, building on a family operating heritage rooted in South Florida and the Caribbean. The work is unusually vertical: development, dredging, block manufacturing, concrete, power, water, fiber, brokerage, REO, and software all live under one roof so each project can be built the way it should be.
The founder is a licensed Florida general contractor and operates a licensed brokerage. Across two decades, the team has built a meaningful book of residential units, transacted many thousands more, and moved hundreds of millions of dollars in real estate.
We don't take outside capital. We don't sell services to outside companies. We are not looking for new partnerships. If you've found your way here, you likely already know one of us — and that's the best way to start a conversation.
